Canmore Real Estate Stats for September 2011
The Canmore real estate market bounced back, from a sales volume standpoint, in September after the poor showing in August. An interesting month of activity culminated in 26 total sales (including one manufactured and one mobile home) in Canmore. The showing activity really ramped up right at the start of the month and the first two weeks of September were extremely busy in the Canmore real estate market, this activity slowed somewhat in the 3rd week and continued at a steady pace until the end of the month.
The interesting statistic of the month, for me anyway, was that of the 28 properties sold in September only four of them were priced above $600,000. Town homes and apartments were the popular choice this month with buyers with as they continue to search out properties of value.
Here is how the sales were broken down for this past month:
Apartments: 6 sales at an average of $371 a square foot
Four Plexes: 3 sales at an average of $219 a square foot
Half Duplexes: 2 sales at an average of $511 a square foot
Lots: 2 sales (one lot sold for $1,475,000)
Single Family Homes: 4 sales at an average of $497 a square foot
Town homes: 9 sales at an average of $323 a square foot
As we move into October our inventory remains high with 441 properties for sale on the Canmore real estate market, 13 of these are currently conditionally sold which is a good start to the month for sales volume. The market continues to favor Buyer’s and we are seeing Buyer’s look for value first and then start their negotiations with a low offer to see how motivated a Seller might be to sell their property.
