November in the Canmore Real Estate Market started off slowly but gathered a little pace towards the end of the month finishing the month with a respectable (for 2011 at least) 20 sales in town.  The momentum of a busy September and October more likely the reason than there suddenly being another large influx of Buyer’s coming into town to purchase before Christmas.  Apartments and Single Family homes being the popular choice of real estate to purchase in Canmore this month as buyer’s of town homes came to a grinding halt. Canmore real estate sales in October stayed consistent with the volume we saw in September finishing the month at 24 total sales compared to September’s 26 total sales.

The strongest sector for Canmore real estate sales again this month was the Single Family home market with a total of 9 home sales and an average selling price of $703,000 or $418 a square foot.  We had two homes in the Peaks of Grassi neighborhood with 3 bedrooms and a single attached garage sell for under $515,000 as prices in this neighborhood remain attractive to first time home buyers and families with young children.  The highest priced Canmore home to sell this month sold for $1,250,000 in the Eagle Terrace neighborhood. The Canmore real estate market bounced back, from a sales volume standpoint, in September after the poor showing in August.  An interesting month of activity culminated in 26 total sales (including one manufactured and one mobile home) in Canmore.  The showing activity really ramped up right at the start of the month and the first two weeks of September were extremely busy in the Canmore real estate market, this activity slowed somewhat in the 3rd week and continued at a steady pace until the end of the month.

The interesting statistic of the month, for me anyway, was that of the 28 properties sold in September only four of them were priced above $600,000.  Town homes and apartments were the popular choice this month with buyers with as they continue to search out properties of value. July was a beautiful month in Canmore, we had some great weather and the town really came alive on the weekends.  I’ve never seen so many people in town as I did on the July long weekend and the streets were packed with people watching the July 1st parade.  I’m not sure if was the nice weather throughout the month or some pent up Buyer demand but July in the Canmore real estate market was a busier month than we all expected.  Real estate sales in Canmore this month totaled 28 properties which is still a strong month but slightly down from the June sales. When it all came to a close at the end of the month the average selling price for Canmore real estate in July was $510,388. Read the rest of this entry »
